AGM 2026

AGM 2026 – 12 Households present

Elections:

  • R Singer: Treasurer
  • Chair: R McGregor standing down – remains vacant
  • Secretary: remains vacant
  • Noted the sad passing of Cheryl who was previously secretary and helped do a lot of the prep work for the street widening etc.
  • If posts are not filled Residents Association may not be compliant with its own terms, so volunteers are needed for committee positions.
  • Similarly looking for volunteers to join the committee WhatsApp Group and help deliver notices, chase payments and get quotes etc as well as filling the committee positions

Accounts summary:

  • 24/25 accounts to Nov 25 are on website
  • Bal at 19/11/25 – £1,237.21
  • In – 825 (invoice payments)
  • Out – 1500 (6x grass)
  • Bal (today) £587.21.
  • £100 still due by one house
  • Assume 7 more cuts plus 2x hedge cuts (£100 each).
  • Will need £1,950 for grass cutter. c£2K.
  • Should have about £1k float
  • Recommend £50 per house for maintenance (51 x 50 = £2,550.
  • £2,550 + £580 + £100 = £3,230
  • Less £2K.
  • Leaves £1,230
  • AGM agreed to reduce maintenance fee to £50 per house given previous years expenses on street widening etc – invoice to be sent soon.
  • Expectation that for 2027 the price will likely be £100 per house again.

 Maintenance:

  • Current gardener will retire after his season – so looking for someone to take over.
  • Noted that factoring companies will be expensive – so looking for recommendations / suggestions to ensure costs are kept to a minimum (residents please contact the committee if you have any!).
  • One resident may consider taking it on and will confirm to committee.
  • Gardener has spotted quite a lot of dog mess – he now won’t cut those patches.
  •  Apologies had been received before the meeting from one dog owner.
  • Agreed committee will arrange for hedges cut back at entrances and corners (difficult to pass sometimes).
  • Also consider replacing the faded signs at the street entrance, inc 10mph sign.
  • Instead of removing the tree stumps, small budget to be provided to plant from bushes above middle car park on large grass.
  • Number 18 offered to get some residents closest to them involved and select plants etc.

Parking outside 43/44

  • Occasionally difficult to get past due to cars being too wide and/or poor parking. This was not widened as grass was not damaged in this area.
  • No appetite from attendees to pay/arrange for widening nor to accept damage to grassed area – so residents will have to ensure they park legally (i.e. not blocking passage of large vehicles) and do not block access.

Top car park surface condition:

  • Continues to deteriorate although the council had filled in some potholes at the edges.
  • Agreed it was not ideal, but no appetite from residents to pay/arrange to replace the surface (as per bottom car park).

Condition of path between 38+39 (to Cairdean car park):

  • Concerns about how overgrown it is – although had been cut back recently
  • Noted this isn’t a communal area – it’s owned by houses 27-42 (same with other paths/stairs – not all are communal)
Agreed that after the growing seasons and before winter a few houses would help clear the path etc without weed killer (to avoid damage to neighbouring gardens.)
